New renderings reveal a 70,000-seat enclosed stadium that preserves Arrowhead’s legendary atmosphere while introducing a translucent ETFE roof, expanded premium experiences, and infrastructure built for year-round events.

Kansas City Chiefs Unveil First Look at $3 Billion Stadium

The Kansas City Chiefs have released the first renderings of their planned $3 billion stadium, offering an early look at a venue that blends many of Arrowhead Stadium’s defining traditions with a next-generation sports and entertainment destination. Scheduled to open in 2031, the enclosed stadium is designed to preserve the club’s legendary gameday atmosphere while creating new opportunities for premium hospitality, fan engagement, and year-round programming.  

The Chiefs also announced that Kansas City-based MANICA has been selected as lead design architect, with HNTB serving as architect of record and CAA ICON acting as owner’s representative after managing the project’s competitive design process.  

Rather than starting with a blank slate, the Chiefs instructed designers to build upon what has made Arrowhead one of the NFL’s most iconic venues. The 70,000-seat stadium retains a seating bowl inspired by Arrowhead’s steep geometry while introducing a translucent ETFE roof that allows natural light to reach the playing field. More than 400,000 square feet of translucent roof panels above the field are designed to maximize visibility for military flyovers, while the stadium’s roof geometry and seating bowl have been engineered in collaboration with acoustic specialists to amplify crowd noise and preserve the franchise’s renowned home-field advantage.  

Parking infrastructure has also been designed around one of the franchise’s most treasured traditions. The development will include more than 20,000 parking spaces, with the layout specifically planned to enhance the tailgating experience that has become synonymous with Chiefs football. Inside the stadium, the familiar Drum Deck will return for pregame and in-game ceremonies, while the Chiefs Ring of Honor will occupy a prominent location above the seating bowl.

Beyond the seating bowl, the project significantly expands the fan experience before and after kickoff. Renderings show a modern civic plaza centered around the Lamar Hunt statue, while the Chiefs Hall of Honor will more than double in size compared to its current home. The Chiefs Team Store will also grow to approximately four times its current footprint, creating a significantly larger retail destination for fans.  

The stadium itself is only one component of a larger mixed-use development intended to transform the surrounding campus into a year-round destination. According to the club, the stadium will anchor a broader entertainment district designed to further enhance the gameday experience while supporting activity beyond NFL Sundays. The broader project also includes a new practice facility and team headquarters in Olathe, Kansas, along with two ancillary mixed-use developments. Together, those projects are projected to generate approximately $8.2 billion in economic impact during construction, support 36,500 full-time equivalent job-years, and ultimately sustain 8,500 full-time equivalent jobs while generating $1.5 billion in annual economic impact once operational.
