Populous Unveils Eden Gardens Redesign Focused on Premium Hospitality & Fan Experience
The proposed overhaul of Kolkata’s historic cricket venue would increase capacity from 68k to 85k while adding a new Sky Deck, more corporate hospitality inventory, and a wider mix of premium and general seating products.
Populous has unveiled its redesign for ,, laying out a modernization plan for one of cricket’s most iconic venues that centers on expanded premium hospitality, new fan amenities, and a larger event-day and non-event-day business platform. The project, released ahead of an IPL weekend in Kolkata, would reshape the 160-year-old stadium with a stronger hospitality mix while preserving the profile of a venue long regarded as one of the sport’s defining stages.
The proposal would raise Eden Gardens’ capacity from 68,000 to 85,000 and introduce a broader range of seating and hospitality options across the building. Populous said the redevelopment includes a new Sky Deck, premium seating, added corporate boxes and lounges, and six different seating categories, alongside 30% more corporate hospitality seats. The scheme also calls for 41,000 square feet of exclusive hospitality zones and 44,000 square feet of non-matchday facilities.
Populous said the Sky Deck and Sky Lounge are designed to offer views across the park and river while serving as social gathering points on matchdays and non-matchdays. The redesign also includes dedicated IPL fan zones and lounges, a new Member’s Club that opens into the surrounding gardens, and heritage-driven fan features including a museum, hall of fame and digital engagement zones.

The design team is also positioning the project around the commercial demands of a more modern venue. In addition to increasing hospitality inventory, the redevelopment is intended to give Eden Gardens more non-matchday flexibility through club spaces, social areas, and experience-led zones that can operate beyond the cricket calendar. That is a meaningful shift for a stadium historically defined by capacity and atmosphere, but now being reworked to support a broader premium and event business.
“Our vision is to make Eden Gardens one of the finest cricketing venues in the world, not just in capacity but in quality, comfort and experience. I’ve grown up playing here, feeling the roar of this crowd. To now be part of its transformation is deeply special – it’s about giving back to a place that has given me everything.” – Sourav Ganguly, President, Cricket Association of Bengal
Populous said the project had to work within a tightly constrained historic urban site while respecting the legacy of the existing venue. That design challenge shaped a scheme focused less on outward expansion and more on reprogramming the stadium around upgraded amenities, premium zones, and a more contemporary fan journey.
“Our primary design strategy was to turn these challenges into wins for the venue, players and fans. The design not only unlocks premium hospitality experiences, but also maximizes the event day experience and opens up non-event day opportunities for the venue. This will provide an unparallelled experience for fans and players in India. Every strike of the bat will be heard loud and clear above the roar of the crowd.” – Pranav Kashyap, Associate Principal and Architect, Populous
For venue, hospitality and design executives, the Eden Gardens plan is notable because it applies contemporary premium strategy to one of the sport’s most historic buildings. Rather than treating hospitality as an add-on, the redesign makes club space, premium seating, corporate boxes, and non-matchday use central to the next chapter of the venue’s business model.
